Months 0 to 3: eligibility and strategy
Everything starts with the three-year lookback and an exit analysis of your current jurisdiction: ties tests, exit taxes, treaty positions. In parallel we define the property brief and, if citizenship is part of the plan, set the budget with the USD 400,000 appraisal threshold and the GEDAŞ process in mind. Deliverable: a written go/no-go with dates.
Months 3 to 9: purchase and permits
Sourcing, viewings and negotiation on the peninsula typically take a season, longer for off-market waterfront. Completion adds the tapu transfer at 4%, the VAT exemption filing where applicable and, since May 2026, the Secure Payment System sequence. A residence permit application follows ownership; from USD 200,000 of assessed value, property supports it.
If furnishing and works are planned, this is when aftercare begins: design decisions made before you move in are cheaper and calmer than the same decisions made around suitcases.
The residency year
Tax residency needs a genuine year: more than 183 days of presence, or a domicile established beyond argument. We advise clients to make the first year unambiguous, days counted, address registered, life visibly moved, because the twenty-year clock and the exemption both hang on it. Departure formalities in your old country land in the same window, coordinated so no gap or overlap creates a dispute.
After arrival
The first Turkish tax season confirms the position: exempt foreign income undeclared, Turkish income filed normally, Asset Peace filings made if they are part of the plan and the deadline calendar for permits and property tax handed to one owner, us, so nothing slips. From first serious conversation to settled, exempt residency, eighteen months is comfortable and twelve is possible when decisions come quickly.
The regime gives you twenty years. The project that secures it takes one to two. That ratio is the whole argument for doing it properly.
