Turkey20 is the work of James Chapman, an estate agent and investor with 35 years across international property markets. The name is the thesis: Türkiye, and the twenty-year exemption that changes the arithmetic of where wealth lives.

James Chapman

James has spent his career where property meets capital: three and a half decades of advising private clients, developing, investing his own money and learning which markets reward patience. He has seen tax regimes come and go, and watched Portugal, Italy and Greece court international wealth with schemes that were later trimmed or closed.

When Türkiye enacted Law No. 7582 in June 2026, he recognised something rarer: a regime with no annual lump sum, a twenty-year horizon and a coastline that stands comparison with any in the Mediterranean. He chose Bodrum because scarcity is structural there: two-storey height limits, protected bays and a peninsula that cannot be extended.

Turkey20 is deliberately small. James takes a limited number of clients per season, works with vetted Turkish tax counsel and lawyers, and stays personally involved from first call to final furnishing.

Why Bodrum

The peninsula, briefly

Sixty kilometres of bays on the Aegean, an international airport, a marina at Yalıkavak that berths the largest yachts in the Mediterranean and a food and arts scene that runs year-round. Up to 60% of premium-segment buyers are international, yet the peninsula keeps its scale because it cannot build upwards. That mix of liquidity and scarcity is rare.
