A holiday home four hours from your main residence only works if someone local treats it as their responsibility. That is the second half of what Turkey20 does. After the purchase, our team designs, furnishes, maintains and manages, with one point of contact and one monthly report.

Interior design & furnishing
From architectural finishing choices on off-plan purchases to complete turn-key furnishing of an existing villa. We work with Turkish ateliers and European brands, manage the budget openly and hand over a home that is ready to live in, down to the linen.

Pool & garden care
Weekly pool servicing and chemistry, irrigation, seasonal planting and the care mature olive trees need. Photo reports after every visit, so the garden you land to in July is the one you left in September.

Property management
Keys, utilities, insurance, staff, annual property tax filings and periodic inspections while you are away. Problems are fixed before they become photographs you would rather not receive.

Rental management
If you want the house to earn in the weeks you are away: discreet marketing to a vetted guest profile, full guest handling and honest accounting. Bodrum's season runs strong from May to September with 70 to 80% occupancy for well-run villas.
